Geographic Focus

  • Primary Regions: Strong preference for multifamily residential projects located in California, Nevada, and Washington.
  • Nationwide Consideration: Open to exceptional opportunities across the United States.

Project Characteristics

  • Minimum Unit Count: Seeking properties with at least 110 units.
  • Value-Add Potential: Interested in properties that offer potential through maintenance updates, operational enhancements, or amenity improvements.
  • Preferred Locations: Properties ideally situated near essential services such as retail / entertainment centers, transportation hubs, and employment districts.
  • Building Grades: Focused on acquiring "C" to "B" grade buildings in neighborhoods rated "B" or higher.

Financial Criteria

  • Investment Size: Targeting investments ranging from $10 million to $80 million.
  • Construction Age: Properties constructed post-1980 preferred.
  • Purchase Flexibility:
    • Open to "all-cash" purchases and properties with higher vacancy rates.
    • Favorable view on properties with assumable loans or potential for seller financing.
  • Unit Specifications: Preference for larger floor plans beginning with one-bedroom configurations.
